From the many viewings I’ve arranged, here’s what I’ve noticed: A cluttered flat can turn a buyer off in 30 seconds. But a clean, tidy unit? It can lead to an offer the same day. Let me share a real story to explain why.

🏠 Two Units, Same Block, Two Very Different Reactions

Recently, I brought a young couple to view 4-room flats in Sengkang. The budget was around $450k. We shortlisted two units in the same block—both similar in layout, price, and remaining lease.

Unit A had impressive photos online—looked bright, renovated, modern. Naturally, expectations were high.

But when we stepped in… wah. Reality hit hard. Boxes everywhere, clothes on the sofa, dishes piling in the sink. It felt cramped, stuffy, and chaotic. The buyer mood just dropped. They didn’t even want to check the bedrooms.

Disappointed but not giving up, I quickly arranged for Unit B—same block, similar specs. The online photos were plain, but decent.

  • Group Chats Matter

    People take photos during viewings and send to their family WhatsApp group. If your flat looks bad, the feedback spreads instantly. “Don’t waste time on that one.”

Quick HDB Seller Checklist (That Works)

I always advise sellers to prepare properly. Here’s what makes a real difference in the Singapore context:

Before You Take Photos or Do Viewings:

  • Declutter like crazy – Store or donate things you don’t use.

  • Deep clean everything – Kitchen, toilets, windows especially.

  • Let in more light – Open curtains, clean windows, turn on all lights.

  • Small fresh touches – Flowers, air freshener, maybe some soft music.

  • Stage with intention – Make each space look purposeful (e.g. a neat dining table, clean made-up beds).

Local Tips:

  • Shoe rack neatness – Keep entrance tidy.

  • Kitchen matters – Wipe surfaces, clear the sink, no food smells.

  • Aircon – Make sure it’s clean and working. Buyers test it.

  • Highlight your neighbourhood – A Simple printout of MRT, schools and eateries nearby helps.

💰 The Money Difference

I’ve seen flats that looked messy sit on the market for months, while similar clean ones sell fast.

Here’s what good prep can do:

  • Sell 2–3 weeks faster

  • Higher offers (sometimes 2–5% more)

  • Multiple offers = price goes up

  • Less negotiation headache

 

🎯 My Take, After Seeing Hundreds of Viewings

  • Before you list, prepare your home. Spend a weekend cleaning. Rent a storage unit if needed. If you can, hire a cleaner. The return is worth it.

    You’re not just selling a flat—you’re selling the next chapter of someone’s life. Make sure your unit gives them a reason to picture themselves living there.
