A Tale of Two Viewings: Why First Impressions Matter

I recently had an experience that perfectly illustrated just how important first impressions are in real estate. After arranging a viewing way back with the seller’s agent—and doing all my research—I was excited to see a unit that had caught my eye. The listing photos were beautiful (although I did wonder if they had been edited), and I was eagerly anticipating a space that would live up to those images.

The day of the first viewing finally arrived, and I couldn’t wait to see the property in person. However, when I stepped into the unit, I was met with a shock. Instead of the stylish, clean living area I had imagined, I found a room cluttered with dozens of boxes, messy and unkempt. I was so disappointed that I didn’t even feel like exploring the rooms or the kitchen. It was a clear letdown from what had been promised online.

Not willing to let one experience spoil my day, I quickly secured another viewing appointment at a different unit. This time, I was cautious and a little concerned that I might face a similar situation. But the moment I stepped into the second unit, my worries vanished. The space was tidy, immaculate, and had such a welcoming vibe that I immediately felt drawn to tour every corner of it.

Now, if you were in my shoes as a buyer, which unit would you choose? Would it be Unit A, which left you with a sense of disappointment and disarray, or Unit B, where cleanliness and care set the stage for a promising viewing experience?

A little effort really does go a long way. I always advise my clients to put in a bit of extra work—like a good spring cleaning—before any potential buyers come to see their home. After all, first impressions count, don’t they?

If you’re selling your property, consider taking the time to ensure your space reflects the true beauty of your home. It might just be the difference between a missed opportunity and a dream sale.
